What an exciting summer we have been having this year. Hot daytime temperatures have left us enjoying our cooler evenings here on the ridge, but there is just something magical about living amongst towering Pines and Oaks in the foothills. We are truly blessed to live in an area where we have lakes, rivers, fishing, hiking, biking, atv riding, kayaking and so many other activities all within a few minutes distance. Summertime can almost be distracting with all the outstanding ways to spend your hot summer days. But its not all fun and games, down to business!
The Paradise and Magalia Ridge communities have had a tremendous year for Real Estate and Home Ownership. Looking at statistics over the past 12 months, sales prices have had healthy rises of +9.4% for Paradise and +8.9% in Magalia bringing the average to $280,174 and $183,208 respectively. While the dollars and cents have risen, the number of individual sales over the past year are decreasing and so is the number of days on market. The Paradise and Magalia ridge communities still remain an outstanding value with average sales prices 21.92% (Paradise) and 48.94% (Magalia) lower than Chico.
We always talk about residential real estate, however sometimes it is worth deviating a little from the norm. There have been a number of nice improvements going on here in Paradise we feel are worth sharing. Here are a few;
- The Yellowstone Kelly Trail, affectionately also known as the Bike path or Walking trail has undergone a bit of an overhaul bringing crosswalk lighting and ADA improvements to intersections as well as attractive overhead lighting to make for a safer environment.
- Paradise’s downtown commercial sector is and has been receiving a welcoming facelift with a couple of projects including new curbs and sidewalks as part of the Town of Paradise’s “Skyway Sidewalk Improvements Project” as well as upcoming construction in the downtown area between the Skyway and the Paradise Community Park including new curbs, sidewalks, ADA improvements & underground utilities amongst a slate of other improvements.
- A number of new or relocated businesses have also performed building upgrades and remodels in the recent past renewing an overdue sense of vibrance and vitality to the area.
Throughout the year here on the ridge, each season brings its own uniqueness, and we feel fortunate to live here and enjoy the climate & atmosphere of our little area here in northern California.
